Will it go through? 68 new apartments proposed in St Julian’s Urban Conservation Area

A new large-scale development is being proposed by construction company Tum Invest, along a new road between Telghet Birkirkara and Triq Sant Elija which lies within St Julian’s Urban Conservation Area (UCA).

The proposed development would include 700sqm of underground commercial space, a car park on two basement levels and 68 new residential units with a total of five floors. Building heights in St Julian’s UCA are limited to three floors, with most adjacent buildings conforming to this height.

The large-scale development will involve the demolition of an old house along Telghet Birkirkara, an action that has been previously objected to by the Superintendence for Cultural Heritage in 2017 for a similar application. The old house will make way for the new road for the proposed project.

The stunning old residence of Villa Leoni can be found within the locality’s UCA, which was at risk following a proposal to build a seven-storey hotel, but was saved by the PA.
